Did you know you could be fined if you do not have an Energy Performance Certificate!

Dan Taylor of Harringtons Lettings is concerned that many Private Landlords are still not aware that since October 2008 Energy Performance Certificates have been required by Landlords as soon as they advertise their property.   They are required by Law to provide prospective Tenants with an Energy Performance Certificate for their property.  Energy Performance Certificates for properties rate the Energy Performance of the buildings on scale of A – G where ‘A’ is the most efficient and ‘G’ is the least.  These are displayed graphically in a similar way at present to Energy labelling on white goods such as fridges and washing machines.  EPCs will always be accompanied by a Recommendation Report including a full list of measures that could improve the Energy Rating of the building.  They are valid for a period of 10 years.  If you do not provide an Energy Performance Certificate to a prospective Tenant then you can be fined up to £300 and many Private Landlords are not aware of this.
